In an effort to be a complete resource guide to both Buyers and seller's of Nanaimo Real Estate I have included a guide to some of the condo complexes in Nanaimo.

As of Sept 20 2011 there are 204 condos for sale in Nanaimo ranging from $79,000 -$999,900. From Jan 1 to Sept 20th 2011 there were 155 condos sold leaving aproximatly 1.5 years of inventory on the market. Sale prices ranged from $45,500 to $600,000 with the median average at $203,000.

Inventory is down slightly from last year prices have fallen about $20,000. Note that the lowest sale price of $45,000 was due to an assesment.
Your typical 1 bedroom condo is more likely to start at $100,000.

You will find a list below of condo buildings that have been active in Nanaimo this last year. If you are interested in availability of any of these buildings let me know. The active number of condo listings in Nanaimo changes daily. Condos under $150,000 have been especially active. Newer luxury condos have also been very popular. Marine Vista - 225 Rosehill Sreet - Central Nanaimo 23 Luxury Condos built in 2006 Most floors have ocean view and 3 units per floor. Conrete building with heat pumps in each unit. 2 bedroom + den, granite counters and engineered hardwood floors. These are large bright 1400+ s.f condos. Originally sold between $355,000 and $730,000 One re-sale in 2010 sold for $485,000 No listings or sales in 2011.

Pacifica - 38 Front Street - Downtown Nanaimo Waterfront complex with city/mountain or ocean views. 169 units including some town homes in front of the tower. 23 units sold in 2010 with an average price of $339,000 11 units sold in 2011 with an average price of 335,136. Note prices vary from $183,000 800 s.f. city view condo to $600,000 for 1700 s.f water view town homes. Strata fees can range from $300 to $600/month depending on size. Units may have 1 or two parking stalls.
Longwood Estates Lakeside Condos - North Nanaimo Lakeside living at it's best located in North Nanaimo. 5620 Edgewater Lane Carisbrooke - 63 Units 5650 Edgewater Lane Ambleside - 62 Units 5685 Edgewater Lane Coniston - 54 Units 5625 Edgewater Lane Stonecroft - 23 units 5660 Edgewater Lane Mayfield - 38 units 5670 Edgewater Lane Thornbridge - 63 units. 26 units sold in 2007 with an average price of $274,028 19 units sold in 2008 with an average price of $286,544 16 units sold in 2009 with an average price of $248,799 21 units sold in 2010 with an average price of $249,585 24 units sold in 2011 with an average price of $241,234 These units have workshops / clubhouse / gas fireplaces / gym / steps to banking shopping and one of the finest brew pubs anywhere. Longwood was Awarded "Canada's Best Multi-Family Project and city awards for building an environmentally sensitive design. This complex is close to Rutherford mall and Longwood Station. It's great for seniors that want to walk to grocery shopping and the bank.
Seascape - 2560, 2562 Departure Bay Rd., Central Nanaimo up to 7 storeys - 106 units - built in Many of the condos have excellent ocean views. Built in the 80's this was one of the nicest complexes in Nanaimo. Located at 2560 and 2562 Departure Bay Road these apartments are steps to the beach and shopping. Features included in many suites are panoramic view of Departure Bay and the coast mountains, disposal units, dishwashers, wood burning fireplaces, in-suite laundry, Jenn-Air Stoves. (some units may vary). This complex has parking licences and when you buy a unit it may not include an underground spot. 11 units sold in 2007 with an average price of $257,460 13 units sold in 2008 with an average price of $279,730 18 units sold in 2009 with an average price of $248,174 4 units sold in 2010 with an average price of $267,200 6 units sold in 2011 with an average price of $233,483 The swimming pool is a feature most complexes do not have.
Seaview - 355 Stewart Avenue Central Nanaimo This 28 unit condo building is close to Inner Harbour walkway, ferries & downtown restaurants. Some have ocean views. This building has underground parking. 3 units sold in 2007 with an average price of $261,333 3 units sold in 2008 with an average price of $235,000 3 units sold in 2009 with an average price of $217,000 1 units sold in 2010 for $191,000 3 units sold in 2011 with an average price of $198,750 The units in this building are wider on the ground floor 8 units per floor on upper floors, 4 units on ground floor. The upper units have outside entrances.
Newport Condo Complex - 540 Stewart Avenue Central Nanaimo These attractive waterside condos are in a 75 unit complex. They have nice floor plans (some with views), in suite laundry, secured entrance and underground parking. It is close to shopping and a short walk to downtown. 3 units sold in 2007 with an average price of 346,333. No sales in 2008 or 2009. 1 unit sold in 2010 for $375,000 (Penthouse). No sales in 2011 with 5 listed.
Brechin Views - 770 Poplar Street/ 1685 Estevan Road This 4 story / 47 unit building is connected to 1685 Estavan ( 4 story, 64 units). Estavan faces the newcastle channel and 770 Poplar faces Mount Benson. Underground parking balconies and gas fireplaces are featured here. Right next to Terminal Park shopping centre it is conveniently located. Close to sea wall, liquor store, save on foods etc. 18 units sold in 2007 with an average price of $203,970 8 units sold in 2008 with an average price of $208,864 7 units sold in 2009 with an average price of $185,550 4 units sold in 2010 with an average price of $184,125. 9 units sold in 2011 with an average price of $180,266.
Dufferin Court - 1600 Dufferin Crescent, Central Nanaimo Framed construction in Central Nanaimo close to the hospital. An assesment was being reviewed in 2011. 10 units sold in 2007 with an average price of $156,190 6 units sold in 2008 with an average price of $182,833 4 units sold in 2009 with an average price of $154,000 3 units sold in 2010 with an average price of $143,875 1 units sold in 201136,000 (2 bedroom) with 9 listings.
Eagle Point Bayview - 6231 Blueback Road, North Nanaimo Located in Eagle Point. 5 units sold in 2006, average price $182,500. 5 units sold in 2007, average price $214,400. 8 units sold in 2008, average price $218,675 1 unit sold in 2009, $163,000 4 units sold in 2010 with an average price of $210,250. 1 unit sold in 2011 for $169,900.
Dover House - 6711 Dover Road, North Nanaimo 4 storeys / 43 units Located in the north end close to Woodgrove Mall. The building was painted in 2008. These condos have baseboard electric heaters, in-suite laundry and patios or decks. Np pets / No rental restrictions. 4 units sold in 2006, average price $205,000. 10 units sold in 2007, average price of $197,527. 11 units sold in 2008, average price of $195,390 1 unit sold in 2009 $172,000 3 units sold in 2010 with an average price of $176,333 1 units sold in 2011 for $160,000
30 Cavan Street - Old City Nanaimo 4 storeys This building built above the former Eaton's department store. If you like downtown Nanaimo living this is in the heart of Nanaimo. Several have ocean view. Most if not all units have washer / dryer and dishwasher hook-ups. They are fully rent able (as of Dec 2009). It seems to be a well run building with very clean and well kept common areas. No pet policy in place. I am very familiar with this building (I sold 7 of the 13 units in 2007, average price $147,000 however the water view units sold for $30-100,000 more. In 2008 2 units sold $145,000 and $159,900 (mountain side). 5 units sold in 2009, average price $154,000 8 units sold in 2010 with an average price of $177,571 (Jan - October). (note 2 units sold for 207,000 and $257,500 which raised the average) 1 unit sold in 2011 for $140,000 (mountain side).
Harbour City One - 220 Townsite Road, Central Nanaimo These apartment are one block from the sea wall. Facilities includes underground parking, meeting room, sauna & swirl pool. Concrete construction with a mix of ocean / partial ocean and mountain views. Very central location in Nanaimo. 47 units in the building. Built in 1991 2 units sold in 2006 1 bedroom $197,500 2 bedroom $276,900. 2 bedroom units sold in 2007 for $254,000 2 bedroom unit sold in 2008 for $190,000 2 bedroom units sold in 2009 (Feb) for $67,500 + $93,000) assessment due) No sales in 2010 as of Nov. Building assesed each owner $90,000+ for remediation. 1 unit sold in 2011 for $240,000.
The Willows - Central Nanaimo 1900, 1906, 1910, 1908, 1912 Bowen Road. Built between 1989 and 1993, 5 buildings 102 units. 25 units sold in 2005, average price $102,034. 15 units sold in 2006, average price $136,535. 23 units sold in $2007, average price $152, 245. 9 units sold in $2008, average price $159,177 6 units sold in $2009, average price $149,500 4 units sold in 2010 with an average price of $127,500 1 units sold in 2011 for 99,000 (1 bedroom). I sold 3 units here in 2008. The strata spent $86,000 on new roofing (2008) in 2010 they started rebuilding stairs. 1900 Bowen is the only building with an elevator and many have oak cabinets. These condos have in-suite laundry and are rentable.
Cameron Island - 150 / 154 / 158 Promenade Street, Downtown 3 buildings downtown Nanaimo built in 1992/93/94 The Newcastle, 7 storeys The Beacon, 27 storeys The Gabriola, 7 storeys 265 units 11 units sold in 2006, average price $356,950. 19 units sold in 2007, average price $498,027 17 units sold in $2008, average price $437,906 9 units sold in $2009, average price $459,500. 17 units sold in 2010 with an average price of $372,905. 14 units sold in 2011 with an average price of $356,500 note: some units have sold for between $585,000 and $900,000 and may distort the averages. The lowest priced 2 bedroom sold for $290,000 in 2010.
Millstream Manor - 68 Mill Street, Downtown 10 units built in 1992 This complex is close to downtown, Maffeo Sutton Park and Bowen Park. Shared laundry. 3 units sold in 2006, average price $140,666. 2 units sold in 2007, average price $136,500 3 units sold in 2008, average price $163,833 1 unit sold in 2009, $129,000. No sales in 2010. No sales in 2011 (4 listed for sale).
Northridge Estates, Uplands 4720, 4724, 4728 Uplands Drive 11 units sold in 2007 with an average price of $162,136 7 units sold in 2008 with an average price of $175,314 8 units sold in 2009 with an average price of $157,412 9 units sold in 2010 with an average price of $154,222. 10 units sold in 2010 with an average price of $153,050 9 units sold in 2011 with an average price of $149,477 The units that have been renovated show very well. The complex has replaced the balconies over the last several years. Nice quiet complex. Outdoor parking / shared laundry Pets and rentals allowed (see Bylaws)
Sherwood Manor - 3185 Barons Road, Uplands 2 units sold in 2009 with an average price of $135,250 No sales in 2010 3 units sold in 2011 with an average price of $133,783 This complex is located near Country Club mall. It has in-suite laundry in some units and they are rentable.
Long Lake Manor - 3108 Barons Road, Uplands 35 units built in 1981 1 unit sold in 2006, $119,000. 3 units sold in 2007, average price $142,300 6 units sold in 2008, average price $163,500 3 units sold in 2009, average price $126,966 1 unit sold in 2010 for $151,500. 3 units sold in 2011 with an average price of $109,883 (1- 2 bedroom)
